Bellevue : popular suburb of downtown Nashville with affordable homes + easy commute


Bellevue is a popular suburb just west of downtown Nashville  by Wendy Monday Nashville Realtor
  • In Bellevue you can find more affordable single family homes and townhomes within a 15 minute drive to heart of downtown.  


  • It has an exceptional connection to nature with two of Nashville’s largest parks and the Harpeth River.  


  • You have access to popular public and private schools, a top-notch YMCA facility, and all the shopping, dining and entertainment options you could ask for at One Bellevue Place.


LOCATION📍


Bellevue is located just 13 miles southwest of downtown Nashville.  It’s popular among commuters as it is only a 15-20 minute drive from Bellevue to downtown Nashville.


For reference when searching for homes, Bellevue zip code is predominantly 37221.


Both I-40 and HYW 70 run directly through the area, providing easy access to both downtown Nashville and other surrounding cities.  The 3 main exits from I-40 are Old Hickory Blvd, Bellevue and McCrory Lane.




HOUSING 🏡


$1M to $2M+ : Stephens Valley

The higher end of housing options in Bellevue is the masterplanned community of Stephens Valley.  Stephens Valley is technically in Williamson County and not Davidson/Metro Nashville, but the location is effectively in the Bellevue area.  The homes are all recently built and really lovely. Residents enjoy a wealth of amenities, including pickleball and tennis courts, pool, walking trails, sidewalks, underground utilities and more.

$500K to high $600K : Single Family Homes

Many if not most of the houses for sale in Bellevue TN are single-family homes with at least 3 bedrooms built in the late 1990’s to early 2000’s.  You’ll find somewhere between 2000-3000sf and most are in developments with cul de sac lots and often have a community pool or playground.  Neighborhoods like Traceside, Riverwalk, Poplar Creek Estates and Avondale Park are large and frequently have inventory for sale. 

*One thing to keep in mind when searching is homes on the lower end of the price point may be in the flood plain, so be sure to check before you fall in love with a listing if that matters to you.

$200K to $400K : Townhomes & Condos

You can still get a small 2 bedroom condo or townhouse in Bellevue for in the $200’s at developments like The Westfield or Coronada.  Places like River Plantation and Riverbridge offer slightly larger townhomes in the $300’s.  Again be sure to check if on the floodplain status in any of the townhome developments, as some of them are also located in the floodplain.  Newer townhomes on higher ground in the $400s include places like Eagles Ridge and Bellevue Commons.

PARKS + ACTIVITIES 🌳 🛶🛝


If you love being close to nature, Bellevue is a natural choice for you. More than 60 % of Bellevue is protected by land conservation.


Bellevue is near to two of the largest parks in the Nashville area, Edwin Warner Park and Percy Warner Park, which are known collectively as Warner Parks


These two major public parks cover over 2,600 acres, making them the second-largest municipal parks in the state.  You can enjoy activities such as hiking trails, biking trails, cross-country courses, picnic areas, golf courses and even equestrian centers at these huge parks.


There are several other parks in Bellevue many of which are located along the Harpeth River.  The Harpeth River Greenway features a winding rural greenway trail along the river, and has a boardwalk overlooking the water. The meandering Harpeth River is appropriate for beginners to advanced paddlers and people can bring their own canoe or kayak or rent from one of the local outfitters in and around Kingston Springs.  


If you are looking for things to do in Bellevue with kids, check out Red Caboose Park, which is a large playground with equipment for children of all ages. Red Caboose is also the site for the Bellevue Community Picnic, which is held annually and includes rides, food trucks, and live music. 


You will also find Ford Ice Center Bellevue. Opened in 2019, the Ford Ice Center Bellevue is a twin-rink ice skating facility featuring a full-service bar & restaurant and open skate and hockey leagues for all agents.  It also has an outdoor hockey rink located at the Bellevue Family YMCA. The rink was built in partnership with the Nashville Predators, our beloved NHL team.


Last but not least is the Bellevue YMCA. I personally love this Y because of their indoor pool with walk in access so small kids can easily play there.  It has a huge whale fountain and big slides, super fun for kids. There are tons of group fitness classes and programs of course. There’s also a sauna.


SHOPPING + DINING 🛒🍕


I never want to live too far from a good grocery store.  And Bellevue has two chains that I really like.  One is Publix and Bellevue has TWO Publix stores, one in Bellevue Center and one is Harpeth Village.  There’s also a Sprouts Farmers Market at Bellevue Center.


 A few popular Bellevue restaurants include the famous Loveless Cafe , Desano Pizza, Honeyfire BBQ, Victor’s Taco Shop, and Voodoo Gumbo.


For all things retail, One Bellevue Place is a retail lifestyle center with movie theater, coffee shops, a hotel, and dozens of restaurants and retail establishments.  If you need to go to HomeGoods, Petsmart, the nail salon or a yoga class, all those businesses are in one spot.


SCHOOLS 🎓


A lot of families choose to live in Bellevue, and there are a lot of school options.


Metro Nashville Public Schools

There are two elementary schools grades K-5 in Bellevue : Gower Elementary School and Harpeth Valley Elementary School


If you have children in grades 5 through 8, then they will attend Bellevue Middle School Nashville, which is a magnet school.


The new James Lawson High School is located in nearby West Meade. This $150 million school opened in the fall of 2023, featuring state-of-the-art athletics and arts facilities.


Private Schools

There are also a few private schools in Bellevue.


Nashville Christian School is a private, college-preparatory school that serves students at all learning levels ages 6 weeks through 12th grade


Ensworth High School is a kindergarten through twelfth grade, coeducational independent school. The average class size at Ensworth is 16 students and there is a 9:1 student/teacher ratio.


MY PERSONAL TAKE 🙋🏼‍♀️


Places my family frequently visits in Bellevue include the Warner Park Nature Center, the indoor pool at the YMCA and Cheekwood Botanical Gardens.  Cheekwood’s train exhibit and TOT TIME program are amazing ways to spend time if you have young children.  Another spot we go to a lot that is not super fun is the Bellevue recycling center, which is not an entertainment venue by any stretch, but it is nice to have a place to get of our Amazon box collection.
