Favorite Sale of the Year!

I’m writing this only halfway through the year, but this is unbeatable.


The Scene

Our buyers wanted to be close to Lipscomb Elementary (one of the pricier locations in Nashville). They wanted to be under $800,000 for a single family house, but were not afraid of doing work to a house to get the location they desired. And they had to do a sale of home contingency because they needed the funds from their sale in order to buy.

How We Started

• The house they wanted had a list price of $799K.

• The house was a total fixer-upper.

• Our clients were using a VA Loan (an awesome loan product, but one that is notorious for not having an easy appraisal process on homes that need repairs).

• Our clients had a sale of home contingency.

How We Ended

• We negotiated a purchase price of $750K AND got the seller to pay $5000 in buyer closing costs.

• We worked with the VA Loan appraiser and the seller to make VA required repairs before closing. We met the appraiser to go over the required repairs to satisfy the VA appraisal requirements and then met him again after the required repairs had been made to get his approval.

• We sold their current house quickly, closed in 30 days, and negotiated a 1 week post-closing occupancy so our clients had time to do a few immediate repairs before they moved into their new house.


All of this was possible because our clients were willing to put in the work on a home in a location they loved. They deserve all the credit for putting in the sweat equity to make this deal happen.
