Are things still selling over list price?
Well, in the last two weeks of March, just those last 14 days of the month, 60+ properties closed for over list price.
That equates to 16% of the closings in that short period of time.
What is selling over list price?
Everything from a $1.7M home in Belle Meade to a $339,000 condo in The Nations went for over asking price.
Properties that are priced right and in sought after locations are still in high demand. Price protected neighborhoods, meaning in any market they are going to be a hot commodity, still attract multiple buyers.
Why is does that matter?
If you’re going out to write offers as a buyer this Spring, I want you to be prepared for a variety of markets. In the pandemic boom, you had one market…competitive. But now we’re in a normalized market and some properties will be competitive and some won’t.
That’s why you need an agent that does enough business, shows enough houses and writes enough offers to tell you what the market is for the specific house you want.
