Writing an Offer 101

Whether you’re buying your first house or your fifth house, you need a explanation of what you’re signing when you’re writing an offer.


In Nashville, we use the Purchase and Sale Agreement by the TN Association of Realtors.

Here are the high points.

  1. Offer Price - what you’re offering to pay for the property

  2. Earnest Money - typically at least 1% of the purchase price

  3. Financing - how much you’re putting down, what time of loan you’re getting

  4. Contingencies - appraisal and inspection

  5. Closing Date - when you’re going to close

  6. Special Stipulations - anything specific to your offer, asking for closing costs, etc

  7. Offer Deadline - all offers include a deadline to respond
